Reservation Deposit
All reservations require a 100% deposit at the time of booking .
Cancellation
All booking cancellations and modifications are charged as follows:
Between 120 days and 60 days prior to arrival:
25% of reservation is charged.
Between 59 and 14 days prior to arrival:
50% of reservation total is charged.
14 days or less prior to arrival:
100% of reservation total is charged.
Emergency or Disaster Cancellation
We do not give refunds, however we give credits that you can use on a future stay. Due to us not being able to control the weather, or any other acts of God, we allow you to reschedule or we can issue a credit for a future stay..
Cancellation Fees
(Cancellation fees are waived for emergencies only which may be illness or death)
Booking Modifications
Reservations may be extended with no fee. Reservation changes resulting in a room night reduction are treated as a cancellation and are subject to standard cancellation policies for the nights reduced. Moving a reservation and changing dates is treated as a cancellation and rebook.
Nights not spent due to late arrival or early departure are not refunded. No-show reservations will be held until check-out time the following day. If no guest communication or check-in occurs on the second day, all days will be canceled and payment in full retained.
Extra Person Charges
Rates are based on double occupancy for one-bedroom units and quad occupancy for two-bedroom units. Extra person fees (not to exceed maximum unit occupancy) of $25 per person, per day, apply for individuals 10 years of age and older. Underage occupants still count toward maximum unit occupancy.
Taxes & Fees
BVI’s tax and Service charge is 20% and is subject to change without notice. Taxes and service fees apply to room rates, extra person fees, and all other charges.
Seasons
Peak: November 1st to April 30th
Value: May 1st to October 31st
Length of Stay
Peak: 3 night minimum
Value: 2 night minimum
Room Moves
Room change requests must meet a three-night minimum length of stay in each unit. Room move requests are subject to a $150 cleaning fee (unless necessitated by emergency or other unexpected facility circumstances.
Unit Availability
Unit selections are confirmed upon booking but may be modified at any time due to unexpected circumstances.
Early Check-In & Late Check-Out
Complimentary early check-in or late check-out may be available depending on unit availability. If check in is 12pm or earlier, there is a $100 charge plus tax applies. If departure is 2pm or later, there is a 50% charge of room night plus tax applies. Please inquire 24hrs prior to arrival date about early check-ins and at front desk for late
